Foundation Repair planning in Mauldin

Postwar homes and dense suburban development make utility routes, access, and runoff coordination important.

Mauldin's charter lapsed twice before the city stuck

Benjamin Griffith received the original 1784 land grant for what became Mauldin, and the crossroads that followed — Butler's Corners, named for Willis William Butler — didn't turn into a town until the Greenville and Laurens Railroad arrived in 1886. The town was chartered December 24, 1890, for railroad president and Lieutenant Governor William L. Mauldin, but the charter was revoked and reinstated in 1910, then voluntarily surrendered again in 1932; town government wasn't restored until residents voted for it in 1957, and it became the City of Mauldin in 1969.

Foundations poured across three different eras, one shared clay

Because Mauldin's town government stopped and started three separate times, its building stock spans genuinely different construction periods — an 1886 railroad-boom core, homes from the mid-20th-century reinstatement years, and the postwar and later suburban density the town is now known for. All of it sits on the same expansive Cecil-series Piedmont clay, which swells against footings during wet periods and shrinks back during dry ones regardless of when the foundation was poured, so an accurate assessment depends on knowing which of Mauldin's building eras a given property actually belongs to.
